Every developer I meet in Surat asks the same two questions in the same order. What does it cost, and is it worth it versus just listing on 99acres. Here is both, with the numbers from third-party sources rather than from us, and two launch builds you can open right now to see what the money buys.
What it costs, by market rates
These are Indian market ranges from 2026 guides, not Digiflexx's rates. We quote to scope after one conversation.

To put it in your own units: a launch-grade site costs less than the brokerage on one flat. If it closes one out-of-city buyer who would otherwise never have visited the site office, it has paid for itself.
Website or 99acres?
Wrong question, but I understand why it gets asked. They do different jobs.
The portal gives you reach among people already searching, and you pay for the position. Your project sits in a list next to twelve others, compared on rate per square foot, in their template. You do not get the buyer's number until she chooses to give it to you through their form.
Your own launch page is where the story is told your way, where the family in Mumbai or Dubai decides whether to fly down, and where every WhatsApp forward ends up. The enquiry comes to you, with her number, in under a minute. It also compounds: six months in, buyers are finding it by the project's name and by the area.
Most launches need both. Only one of them belongs to you. The mistake is spending on the portal and treating the website as a formality.
What "launch-grade" means
Open Avadh Habitat, a Surat township launch we built as a concept: a video hero that loads on a phone, a master plan you can move through, typologies you can explore. Then open Safa Gate, a bilingual tower launch for Dubai that unfolds the story before a single specification appears. Both are self-initiated concept builds, made to show what a modern launch feels like. They are not commissioned by, or affiliated with, those developers.
Then open the launch page of any project currently on a hoarding in Vesu. That difference is what the ₹3 to 8 lakh buys.
The parts a Surat launch cannot skip
The GujRERA block. Since 15 June 2025 every advertisement, brochure and website in Gujarat must carry the registration number and a QR code to the project's GujRERA page, with the number at least as large as the contact details. Non-compliance can be penalised at up to 5 percent of project cost. Designed in, it looks intentional. Pasted on, it looks like a warning label.
Real drive times. Not "10 minutes from the airport". Minutes to Dumas Road, to the diamond bourse, to the school she is actually thinking about, at 9 am.
Lead capture that goes to a person. The enquiry should land in your sales team's WhatsApp within a minute, with the typology she looked at. A form that emails an inbox nobody reads is how launches lose the NRI buyer.
Hindi or Gujarati alongside English if that is who is buying. Bilingual is a build decision, not a translation afterwards.
The order to do it in
- Settle the master plan, typologies and price band. The site cannot be built around a moving target.
- Identity first. The name, the mark, the story. Two to three weeks.
- Then the site, four to six weeks, with the video shot while the site is being built.
- Launch with the RERA block in place, then keep the site fed as towers release.
